Guaranteed Home Sale Program Details & Conditions

The Eastside Home Team’s exclusive Guaranteed Home Sale Program gives homeowners a clear, data-driven path to selling their home within a predictable timeframe.

At its heart, the program’s premise is simple: if we do not sell your home within 60 days, we will reduce our commission by 90%.

The details below explain how that guarantee works in practice.

Program Overview
  • Property types: Single-family homes and condominiums, whether vacant or owner-occupied.

  • Price range: Typically $500,000 to $2.5 million.

  • Coverage area: Primarily East King County — “The Eastside.” Other areas considered on a case-by-case basis.

  • Eligibility: Not all homes within the coverage area qualify. Factors such as market conditions, location, property type, condition, and timing are reviewed prior to enrollment.

Commission Structure & Days on Market (DOM)

This program uses a tiered commission model designed to align our interests directly with yours.

  • Listing office commission: Typically 2% to 3% of the final sales price, depending on property type, location, condition, and value; other factors may also be considered while negotiating the commission.

  • Days on Market (DOM): The number of calendar days a property is actively listed for sale.

    • A listing agreement can be signed up to 90 days before the home is scheduled to go live on the MLS.

    • The DOM clock starts the moment the public is able to view the listing online.

    • The clock pauses when the home is under contract or marked “Temporarily Off Market.”

  • Commission adjustment: If the property’s DOM exceeds 60 days when the sale closes, The Eastside Home Team’s commission drops to one-tenth of the agreed-upon rate.

Homeowner Responsibilities

Participation in this program requires a shared commitment to the process and consistent communication. Homeowners agree to the following:

Preparation
  • Sign an exclusive listing agreement with a member of The Eastside Home Team.

  • Conduct a professional pre-inspection, address major issues identified by the inspector, and provide the report to potential buyers.

  • Obtain a professional appraisal to determine your home’s market value.

Pricing
  • Set the initial listing price at 99% of the appraised value (or less).

  • Reduce the list price by at least 1% every 15 days until the home goes under contract, the listing expires, or both parties agree to cancel the listing.

Pricing Example: A home appraised at $1,000,000 would initially list at $990,000, then drop to $980,100 after the first 15 days, then $970,299 at the 30-day mark, and so on.

Presentation
  • Pay for staging (required if the home is vacant; negotiable if owner-occupied).

  • Follow The Eastside Home Team’s recommendations regarding presentation, showing readiness, and buyer experience.

  • Professional photography is coordinated entirely by our team.

Participation
  • Offer a competitive commission (typically 2% to 3%) to the buyer’s agent.

  • Accommodate all reasonable showing requests.

  • Negotiate in good faith throughout the transaction.

Reimbursement for Upfront Costs

Homeowners are responsible for the upfront cost of the pre-inspection and appraisal, but if The Eastside Home Team earns the full commission, those costs will be reimbursed at closing (up to $1,500 total).

Canceled or Expired Listings

This program can be highly effective for homes that were previously listed but failed to sell. However, there is one potential difference:

  • If the property was previously listed but has been off the market for at least 60 days, the full 90% discount is available.

  • Properties that have been off-market less than 60 days are eligible for a 75% discount.
